    Find out what is actually up there

    Core samples where nobody has the original spec. Roofing over a saturated assembly is the most expensive mistake available on a commercial roof and it is invisible from above.

    Sequence around the business

    What can be open, what has to be dried in each night, where the crane sits, and which hours are unavailable. Agreed before mobilization.

    Detail the penetrations, then the field

    Commercial roofs almost never fail in the middle. They fail at a curb, a drain, a pipe or a unit that somebody roofed around.

Can we coat it instead of replacing it?

Sometimes, and it is a genuinely good answer on the right roof — an intact assembly with a sound substrate and a membrane that has weathered rather than failed. It is a bad answer on a wet assembly, and a coating over saturated insulation buys you a year and costs you the tear-off you were going to have to do anyway plus the coating. The way to know is core samples, and we would rather spend a morning taking them than sell you the cheaper scope and be right about it by accident. If the cores come back dry we will tell you to coat it.

Questions about commercial roofing

  • How long does a commercial roof take?
    Driven by area, access and how much of it can be open at once. A single-tenant building we can stage on is fast; an occupied multi-tenant building with restricted hours is not. The schedule is part of the proposal rather than an estimate given verbally.
  • What changes the price?
    Area, the number of penetrations and curbs, whether the existing assembly is wet, insulation and tapered requirements, access and crane time, and whether the work has to happen outside business hours. Wet insulation is the biggest single variable and it is why we core.
  • Can you work while we stay open?
    Yes, and it is most of what we do on commercial. It means shorter open sections, everything dried in daily, and a plan for where the crew and the material go that does not involve your customers' parking.
  • Do you handle the permit?
    Yes. Worth flagging one thing for commercial specifically: where a jurisdiction publishes a residential shingle exemption, it does not extend to commercial — unincorporated Cobb's list says so in terms. Commercial work is permitted.
