Cobb County · about half an hour from the office
Roofing in Kennesaw, Georgia
Kennesaw is about half an hour down I-575 and it is the largest single pool of roofs coming due on our whole map — not because of a storm, but because of a calendar. The median house here was built in 1998.

Who issues the permit
City of Kennesaw Building Services, within Community Development. Water is the Cobb County Water System — the federal drinking-water inventory lists no city-named system for Kennesaw.
The housing stock
Only 10.9% of Kennesaw's housing predates 1980 and the median year built is 1998, against Cobb County's 27.0% and a county median of 1990. It is the youngest stock of the Cobb towns we cover.
What we run into in Kennesaw
01
The 1990s cohort is now the oldest thing on most Kennesaw roofs
Only 10.9% of the housing here predates 1980 and the median year built is 1998 — against Cobb County's 27.0% pre-1980 and a county median of 1990. A 1998 roof is twenty-eight years old, and unless it has already been replaced once it is the original. That is a very large, very uniform pool of first replacements arriving at the same time, and it is the least dramatic work we do: no storm, no claim, no adjuster. Just a roof that has done its work. Those jobs are retail, they are priced from a measurement rather than a scope negotiation, and they are the ones where financing terms actually matter.
02
The county's shingle exemption is not Kennesaw's rule
Unincorporated Cobb publishes an exemption list that reads, word for word, "Only residential standard tab shingle replacement is exempt. Commercial is not exempt" — and the same list exempts exterior wall covering such as siding, fascia and cornice work. That is the county's rule, for county addresses. Kennesaw issues its own permits through Building Services inside Community Development, so a Kennesaw address in the city limits is not a county address and the county's answer does not carry. We ask the city, and we ask about the specific system, because that exemption as published names standard tab shingle replacement and says nothing about a metal panel, a low-slope membrane, or replacing decking.

Two interstates and a battlefield
Kennesaw is the only town on our list served by two interstates — I-575 at Exits 1, 3 and 4 and I-75 at Exits 269, 271 and 273 — which is why it is the fastest half-hour on our map despite not being the closest. The city incorporated on 21 September 1887, having been known until then as Big Shanty. Kennesaw Mountain National Battlefield Park runs to 2,965 acres on the town's southern edge.

Questions about Kennesaw
Do I need a permit in Kennesaw?
Ask the city, not the county — and we do. Unincorporated Cobb exempts residential standard tab shingle replacement, but that is a county rule and Kennesaw runs its own Building Services. We also ask about the specific system, because the published county exemption names standard tab shingles and is silent on metal, membrane and decking work.My roof is original from the late nineties. Is that unusual?
It is the median. The typical Kennesaw house was built in 1998, so a very large number of roofs here are arriving at the same point at the same time. That is a good reason to get an inspection and a bad reason to accept the first knock at the door. There has been no storm. Will insurance help?
Almost certainly not, and we will say so rather than encourage you to file. Wear is not a covered loss under a typical homeowner's policy. A roof that has simply reached the end of its service is a retail job, and that is what financing exists for.
