Roofing in Ball Ground, Georgia

Ball Ground is fifteen or twenty minutes up I-575 — the exit is literally inside the city limits — and it has the highest owner-occupancy of anywhere we work. That one number changes almost everything about how a roof job goes here.

Who issues the permit

The City of Ball Ground issues its own permits, but building inspections are outsourced — council minutes of 13 August 2020 record the decision to contract them to SAFEbuilt Georgia, LLC. That was verified as of 2020 and we have not confirmed whether the arrangement still stands, so we check at the counter rather than assume.

The housing stock

85.2% owner-occupied — the highest share of any town on our list — with a median home value of $366,300. The Census sample here is thin (about 1,188 housing units), so its stock figures are directional only.

What we run into in Ball Ground

01

Nearly nine in ten houses here are owner-occupied

85.2% owner-occupancy is the highest figure on our list, against 77.3% across Cherokee County and 55.6% in Canton, on a median home value of $366,300. The practical effect is that the person deciding is the person living in the house and holding the warranty, which removes the two things that most often go wrong on a roof job: a decision routed through a property manager who will never see the result, and a ten-year workmanship warranty that transfers to somebody who was never told it exists. We still write it down and hand it over, but here it is far likelier to actually get used.

02

The city issues the permit and somebody else does the inspection

Ball Ground permits its own construction but contracted out building inspections — the council minutes recording that decision are dated 13 August 2020 and name SAFEbuilt Georgia, LLC. We have verified the decision; we have not verified that the same contractor holds it today, and we are not going to pretend otherwise. What it means in practice is that this is a different inspection queue from unincorporated Cherokee and a different one again from Canton, and we confirm the current arrangement at the counter before we schedule the final rather than assuming last year's answer.

03

Marble mills, a rail depot, and an aerospace plant

In the 1920s Ball Ground had four independent marble finishing mills. The Ball Ground Historic District went on the National Register in 2009. And in 2017 Universal Alloy completed a 110,000-square-foot plant here making aluminum extrusions for aircraft wings and fuselages; the company employs 467 people across its Cherokee County sites. A town of about 3,500 with a historic district, an active aerospace plant and its own interstate exit is an unusual combination, and it is why the building stock here does not sort neatly into a decade the way Woodstock's does.

More about Ball Ground

Questions about Ball Ground

  • Does the warranty transfer if I sell?
Once, to the buyer, at no charge. That matters more here than almost anywhere else we work, because owner-occupancy is so high that the person we hand the certificate to is usually the person who will still have it in year eight.
  • How far out are you from Ball Ground?
About fifteen to twenty minutes from the office, straight up I-575 — Exit 27 is inside your city limits. It is the same drive as Woodstock in the other direction, and a Ball Ground job gets the same crew start time as a Canton one.
  • Who inspects the work?
The city issues the permit, and building inspections have been contracted out since at least 2020. We confirm who currently holds that contract before we schedule your final, because it is a different queue from the county's and getting it wrong costs days rather than hours.
